One question: what is the influence of footprint on the cost the investments and how the land modifies it.
One suggestion: use the scientific notation to express numbers instead of letters. After B or T it becomes confusing.

Footprint is a form of pressure that drives up the cost of everything. Imagine you need two million square feet of office space for a new company. It's available both in Manhattan and in Tuscon but it's much more expensive in Manhattan because you're building up (and everyone else is, too). That's the relationship between footprint and land. The more land you have, the longer it takes for the exponential curve of cost relative to footprint to become a killer.
